Homeowners in California who have a single-family residence or a lot zoned for residential use may be eligible to build an Accessory Dwelling Unit (ADU) under AB 976 and SB9. Local ordinances and zoning regulations will dictate specific requirements, but state law encourages the construction of ADUs to help address housing needs.
When you pay for the ADU study, you’ll receive a comprehensive analysis of your property, detailing exactly where an ADU can be placed and the maximum size allowed based on local zoning regulations and property specifics. This study includes clear information on placement options, potential ADU sizes, and tailored pricing for different models, giving you all the information needed to make a confident, informed decision moving forward.
In some cases, yes. The need to upgrade your main electrical panel depends on the current capacity of your system and the energy requirements of your ADU. During the design phase, we’ll assess your electrical system and determine whether an upgrade is necessary.
It depends on the condition and capacity of your existing sewer line. We’ll inspect your system to determine if it can handle the additional load from an ADU. If not, an upgrade may be required to ensure everything runs smoothly.
In most cases, the existing water line is sufficient. However, if your water pressure or supply is insufficient for both your main home and the ADU, an upgrade may be recommended to ensure consistent water flow.
If gas is not available, there are alternative options such as electric appliances and electric water heaters. Many ADUs are designed to function entirely on electricity, allowing for energy-efficient, modern living without the need for gas.
Yes, we require a $1,000 deposit along with a signed commitment to secure your ADU order and initiate the process. Additional progress payments will be due as custom permit drawings are developed. All payment terms and milestones will be clearly outlined in your agreement.
The construction timeline can vary depending on factors like design complexity, permitting, and site conditions. However, on average, it takes between 2-4 months complete an ADU project from start to finish, including design, permitting, and construction. The good news is that we only need 30-60 days from receiving permit approval to finish your ADU! We aim to make the process as efficient as possible!
Timeframe Guarantee: If we do not complete the project within the specified timeframe, we will pay you $500 for every day we go beyond the agreed-upon schedule. This ensures we stay committed to timely project delivery.
Our SIP panels come in a variety of configurations depending on the specific project needs. The two most common types are:
1. Fire-resistant wood sheathing with a high R-value rigid foam core.
2. Magnesium oxide board (MgO) with a high R-value rigid foam core.
Both types offer exceptional benefits, including fire resistance, mold and mildew resistance, termite resistance, and high structural strength to support heavy loads. They also have excellent sound-dampening properties, ensuring a quiet interior space, and their high R-value ratings contribute to lower energy costs by providing superior insulation.
